BAYFIELD SHOPPING CENTRE – EXPANSION
Our concept for this limited developer competition was to take this underutilized one-storey shopping mall and expand it into a “full-blown” two-storey mall complete with brightly lit interiors via skylights. Anchoring the south side of the primary facade is the existing Canadian Tire store, which will have its exterior facades refurbished. To the north, will be a new four-storey parking deck, complete with a 10-storey office building placed above it. Between the two anchoring elements is a new two-storey plate glass facade, allowing the primary store’s prime tenants to be visible through the glass to the main street (Bayfield Street). This same plate glass facade would also act as the shopping mall’s primary point of entry, which would become highly decorated during festivities.
Completing the exterior of this shopping centre expansion, is a new four-storey precast parking deck, replete with signage of various colours and scales. Placed above the parking deck is a 10-storey office building, which is planned to house a mixture of programs. As such, this glass tower will contain program for two different education facilities, the shopping centre’s administration offices as well as leased-out office space. As a completed exterior composition, the Bayfield Shopping Centre expresses its new vitality, inviting all to shop at leisure.
Internally, the public circulation zones are continuously capped with broad linear skylights, flooding the pedestrian space below with natural light. Aesthetically, the public spaces have been kept to an extremely minimal, white modern expression, to allow the individual stores to become highlighted by this neutral backdrop, like colourful paintings being hung on the white walls of an art gallery. Further, this minimalist approach to our retail architecture not only keeps detailing simple and straightforward, but it also achieves maximum value for every dollar spent on construction.
